Leaky Duct Diagnosis

Leaky duct diagnosis is the process of finding where conditioned air escapes your duct system before it reaches your rooms, and we do it for homeowners across Arizona, California, Nevada and Utah. You need it when one room never cools, when the attic feels like the return is pulling from it, or when the AC runs long cycles without holding the thermostat setting. Call us and describe which rooms fall behind. We will schedule a visit, inspect the runs and show you what we find.

What the job involves

We start at the equipment and work outward. That means checking supply and return static pressure, opening accessible plenums and connections, and following the trunk and branch runs through the attic, crawlspace or the curb of a rooftop package unit. Loose collars, torn flex, failed mastic and disconnected boots are common in this climate because heat and dust age the tape. We measure airflow at registers, compare it room by room, and mark every leak we can reach so the repair scope is clear rather than guessed at.

What we check

Connections at the air handler or package unit come first, since a leak there dumps the most air. Then we look at flex duct that has sagged or crushed against framing, boots that have pulled away from ceiling drywall, and return leaks that pull hot attic air and dust straight into your system. We inspect insulation for gaps and compression, check damper positions, and note filter condition and vent openings. If the duct sizing itself is wrong, we tell you, because sealing a bad layout only moves the problem.

How we decide it is the right call

Diagnosis makes sense when the equipment tests fine but comfort does not match it. Long runtimes, rooms several degrees apart, dust settling fast after cleaning, and a system that struggles worse on the hottest afternoons all point at the ducts. If we find a failed capacitor or low refrigerant charge instead, we say so and handle that first. We also weigh the age and condition of the ductwork. Sealing a mostly sound system is worth it. A brittle, collapsing one usually needs replacement sections instead.

Leaky Duct Diagnosis — quick answers

How do I know if my ducts are leaking or my AC is just undersized?

An undersized system runs constantly but cools evenly. Leaky ducts create uneven rooms and long cycles together. We measure static pressure and register airflow to separate the two before recommending any work.

Can duct leaks make my house dustier?

Yes. Return-side leaks pull attic or crawlspace air, and that air carries fine desert dust into the system. It loads filters early, coats the coil and shows up on furniture within days of cleaning.

Do you have to cut into ceilings to find leaks?

Usually no. Most leaks sit at accessible plenums, collars and boots we can reach from the attic or crawlspace. If a run is fully enclosed, we discuss access options with you first.

How it works

  1. Step 1

    Tell us the symptom

Call or fill out the quote form. We ask what changed, when it started, and whether the outdoor unit is running. That tells us which parts and gauges to load on the truck before we leave.

  2. Step 2

    We diagnose on site

We check the thermostat, the electrical side, airflow, refrigerant pressures, and the condenser coil. Desert dust plugs coils and dying capacitors are common. You get the finding in plain words before we touch a part.

  3. Step 3

    Repair and verify

We make the repair, then run the system and measure supply air temperature and amp draw so we know it is actually cooling or heating. We tell you what we saw and what to watch for next season.

Why homeowners call us

  • We know rooftop unitsHalf the valley has a package unit on the roof, baking all summer. We are up there regularly, so we know how those cabinets fail, where the drain pans rust, and how heat and sun break down wiring and blower assemblies.
  • Dust is the local enemyFine desert dust mats onto condenser coils and chokes airflow, and the system runs hot until something gives up. We check the coil on every call and tell you honestly whether cleaning will fix your cooling problem.
  • July gets treated like JulyA dead condenser when it is 112 outside is not a routine call. We prioritise homes with no cooling, and we say clearly when we can be there instead of leaving you guessing all afternoon.
  • Heating tooDesert nights get cold and furnaces sit unused for months. We do heater repair and furnace repair, including no-ignition problems, bad igniters, and blowers that hum without moving air. Same straight explanation, no upsell speech.

  • Straight answersIf a system is not worth repairing, we say so, often right on the phone.
