What a seasonal visit involves
We arrive, talk to you about how the system behaved last season, then work through the equipment from the thermostat to the outdoor unit or the rooftop package unit. That means cleaning coils, clearing the condensate drain, checking airflow, tightening electrical connections and measuring how the system performs while it runs. On the heating side we inspect the heat exchanger and burner operation. You get a plain description of what we found and what, if anything, needs attention before the season turns.
What we check and what we replace on site
Filters get changed. Condenser and evaporator coils get cleaned, because dust across the region packs into the fins and chokes heat transfer until the compressor labours. We check refrigerant performance, capacitor condition, contactor wear, blower wheel cleanliness, drain line flow and thermostat calibration. Rooftop package units also get a cabinet and panel inspection, since sun and wind open gaps that let dust straight into the airstream. Small parts like filters and belts we carry. Larger repairs we quote before touching anything.
How we decide it is the right call
If your equipment is under about fifteen years old and still cooling and heating, seasonal maintenance is usually the right spend. If the system is short cycling, tripping breakers, icing up or leaking water, that is air conditioning repair first and maintenance after. And if we open a cabinet and find a cracked heat exchanger or a failed compressor, we tell you straight and talk through repair against replacement. We would rather find it in April than during a July afternoon.

How often should I schedule a seasonal maintenance visit?
Twice a year suits most homes: once in spring for cooling, once in fall for heating. If your home sits in heavy dust or you run the AC most of the year, cooling side visits matter more.
Will maintenance stop my AC from breaking down?
It will not stop everything, but it catches the common causes early. Dirty coils, weak capacitors and blocked drains cause a large share of the summer no cool calls we get, and all three show up during a visit.
Can you maintain a rooftop package unit?
Yes. Rooftop units are common across the region and we service them regularly. They collect more dust and take more sun than ground units, so the coil cleaning and cabinet inspection matter even more.

We diagnose on site

Repair and verify
We make the repair, then run the system and measure supply air temperature and amp draw so we know it is actually cooling or heating. We tell you what we saw and what to watch for next season.
