What a Puddle by the Furnace Actually Tells You

Water around a furnace almost always means condensate is going somewhere other than the drain. In our region, most homes run a furnace and an AC coil stacked in the same cabinet, and that indoor coil makes a steady stream of water every time the air conditioning runs. If the drain path is blocked or broken, the water finds the floor. The other common source is a high efficiency furnace in heating mode, which produces its own condensate. Either way, the leak is a plumbing problem inside a heating and cooling system, not usually a sign the furnace itself is failing. Cause One: The Condensate Drain Is Plugged

This is the cheapest and most common cause, and it is the one we find most often on service calls in summer. Dust, algae and the fine grit that blows through our valleys turn into a sludge inside the drain line. Water backs up in the pan, overflows the edge, and lands on the floor next to the furnace. Some systems have a float switch that shuts cooling off before that happens, which is why a lot of homeowners call about no cooling and only later spot the water. Clearing and flushing the line, checking the trap, and confirming the pan drains are straightforward work. If the pan itself is rusted through, it gets replaced.

Cause Two: A Frozen Coil, Then Cause Three: The Drain Slope or Pump

If the indoor coil ices over, the ice melts past the pan and drips everywhere. Low refrigerant, a dirty filter, or a weak blower all cause icing, and dusty coils are routine here. That water shows up in bursts rather than a steady trickle, and the air coming out of the vents feels weak. Third family: the drain line has sagged, come loose, or the condensate pump has quit. Pumps are common in closets and basements where water has to be lifted to a drain. When the pump float sticks or the motor burns out, the pan overflows within hours of the AC running.

What You Can Safely Check Yourself

Keep it simple and keep your hands off gas, refrigerant and wiring. Turn the system off at the thermostat so it stops making water while you look. Check the air filter and replace it if it is gray and loaded, since a choked filter is a leading cause of coil icing. Confirm supply and return vents around the house are open, not blocked by furniture. Look at the breaker panel for a tripped breaker. Walk outside and clear leaves, gravel and windblown trash from around the outdoor unit. Then mop the water, put down a towel, and call us. If you ever smell gas, leave the building first, call 911 or the gas utility, then call us.

What We Do Differently on the Call

We start by proving where the water originates instead of guessing. That means pulling the access panel, inspecting the coil and pan, testing the float switch, and running water through the drain to see if it actually flows. We check the trap, the line slope, and the pump discharge. If the coil was iced, we look at airflow and refrigerant charge to find why, because clearing the drain does nothing if the coil keeps freezing. We also inspect the cabinet floor and the heat exchanger area for rust and standing water damage, and we check the sheet metal and insulation. Then we tell you what failed, what it will take, and what we would leave alone.

Can I keep running my AC while water is leaking?

We would rather you did not. Every hour of cooling adds more water to the floor and to the cabinet. Shut the system off at the thermostat, mop up, and call for air conditioning repair the same day.

Why is there water when I am running heat, not cooling?

High efficiency condensing furnaces make condensate in heating mode too, and they use the same style of drain line and trap. A plugged drain shows up in winter for those systems just like a cooling leak shows up in summer.

Is water near the furnace dangerous?

It is a risk to the equipment and to your floors more than to you, but water sitting near electrical controls and burners is never fine. Turn the system off, keep the area dry, and have someone look at it promptly.
